Dustin Christensen of Salt Lake City found a great way to get rid of annoying calls from tenants. He's tested this method out a few times and it has worked well, thanks to one of his assistants. For a while now, he haven’t given my phone number to tenants.

His tenants get a main number that goes to an assistant who handles property management for him. She has recently agreed to take emergency calls from tenants after working hours so he doesn't have to. He pays her a higher amount at those times, what they call an “emergency rate” for when she gets calls late at night about a ceiling leak or the latest crisis.

On a few occasions, she took the call late at night, and she called the plumber or made arrangements to fix whatever the problem was. Obviously Dustin would have called the plumber if they had called him with the ceiling leaking, so it’s an easy decision to let her make for him.
